What is the difference between DTCP and CMDA approval?
CMDA (Chennai Metropolitan Development Authority) approves layouts within the Chennai Metropolitan Area, while DTCP (Directorate of Town and Country Planning) approves layouts in the rest of Tamil Nadu. Both approvals confirm that the layout complies with planning norms, making the plot eligible for bank loans and building permits.
Do you charge buyers a brokerage fee?
For most new projects and layouts, our fee is paid by the developer and buyers pay nothing extra. For resale properties, a standard brokerage of 1–2% is applicable and is always disclosed upfront in writing.
Can you help with home loans?
Yes. We work with leading nationalised and private banks and NBFCs to help you get pre-approved and secure the best interest rates for plots, villas and apartments.
